Space Analysis

Accurate space utilization information is crucial for effective management and planning of healthcare facilities. Accurate information on departmental square footage and the corresponding locations is a critical component of any hospital master plan project. Unfortunately, such information is either not available or not easily accessible to healthcare executives when needed.
Progressive healthcare organizations, including some of the largest not-for-profit systems, are experiencing a growing need to manage their real estate portfolio to yield income, usually through charge-backs, and to not just treat it as a cost center. This provides for a realistic way to include real estate costs, based on the occupied space, into the costs of each core business.
In addition to long-term planning, healthcare executives, particularly those belonging to group health systems, need space inventory information for a wide range of financial benchmarking, including revenue per sq. ft. of space per department. In addition, it is only through a detailed analysis of space that teaching hospitals involved with federally funded research grants can maximize indirect costs as defined by the Office of Management and Budget (OMB) Circular A-21 guidelines.

Accurate information on a floor plan layout is the foundation for effective space management. That is why, following the initial study of existing documentation, ATG professionals conduct an on-site verification of as-built architectural layouts and space utilization. The process integrates all commonly accepted industry standards, including Building Owners and Managers Association (BOMA) for leased space and those adopted by the Centers for Medicare Medicaid Services and the U.S. Department of Education.
After all information has been collected and processed, it is then integrated into the Space Utilization component of Enterprise Active Visual System®, a highly intuitive, web-based technology hosted directly by ATG. This allows healthcare executives and managers to have immediate access to a wide range of facility related information for a multitude of purposes without requiring any purchase of software or hardware.
Space utilization reports, along with hatched layouts and stacked charts (as seen below), allow organizations to better manage space by providing accurate up-to-date information quickly and easily.
