Case Study: Space Utilization Analysis

The Challenge

As part of upcoming planning efforts, Wagner College needed to get an accurate picture of their campus. Located on Staten Island, New York, the campus includes 19 buildings encompassing just under 1 million square feet. The institution was preparing to start a five year Master Plan process, and campus administrators realized the need to gain better control of their space utilization information. Specifically, they needed to answer the questions of, "What do we currently have" and "How is it being used?"

Advanced Technologies Group, Inc. (ATG) was challenged to develop accurate and accessible facility information, including a robust space management system, which would fulfill the college’s stringent requirements.

The Solution

ATG's facility information consultants conducted a thorough on-site survey of all campus buildings and then developed accurate floor plans and room-by-room space utilization information. All the data was integrated in Enterprise Active Visual System™ (AVS) of ATG. To allow Wagner College users to have access to the information without requiring CAD or other proprietary software, the information was then interfaced with the web components of the AVS, allowing intuitive management and reporting of facility data directly from the Internet. Certain Wagner College users were also provided with unique passwords to allow online updating of the space data from their computers.

Authorized users can instantly access facility-related information and run reports via the Internet.

The Results

All of Wagner College’s objectives were met with no investment in software, hardware, or CAD training. Wagner College’s vital space and facility information is now centralized and hosted by ATG, thus eliminating the need for additional resources. Administrators and planners can now access and utilize accurate and secure space utilization information, down to the room level, for the successful development of the Master Plan.

Further benefits accrue from the AVS, including using the space inventory data for chargeback analysis of shared services, such as maintenance, utilities, and others, as well as allowing the college to perform a benchmark analysis for future strategic and space planning.
